RERA project registration is not a formality at the end of planning. It is the point where the land file, the sanctioned layout, the promoter details, and the money trail have to agree.
Start with the land. Title, ownership, and any mortgage or joint-development arrangement should be clear before the portal file is assembled. If a document is still in progress, note it. A gap that is explained is easier to handle than one that appears later in a notice.
Approvals and the layout
The registration should follow the sanctioned plan, not a sales brochure that has moved ahead of it. Layout, unit mix, and common areas need to match what the authority and, later, a lender will see. If a revision is coming, decide whether to file now on the current sanction or wait for the revised approval.
Money and the escrow
Promoter KYC, project cost, and the escrow arrangement sit in the same file. Collections should not start before registration. If any amount has already been received, record it and pause further receipts until the registration path is clear.
Builders Boardroom prepares the checklist and the filing pack so the application is complete and aligned with how a lender will later read the same project. Share the project stage with the RERA desk and the next documents can be mapped from there.
