How lenders read a construction finance proposal

October 26, 2026

Construction finance is sanctioned against the project, not against a general promise that sales will come. A lender reads title, approvals, the cost still to be spent, the sales already achieved, and the promoter’s record of finishing work.

The model has to match the site. If the cash flow assumes a pace the drawings or the approvals cannot support, the credit discussion stalls. Milestone dates, the use of each drawdown, and the security package should be written in the same language as the RERA file and the escrow account.

One lender or several

A single bank is enough when the ticket size and the risk fit that lender. Syndication, or an NBFC facility, is for the case where one balance sheet will not hold the project. Either way, the cash-flow waterfall and the security should be agreed before documents start moving.

What to send first

A useful first pack is short: project overview, land and title summary, approval status, costing, sales data, promoter profile, and a list of existing liabilities. Missing pages can be listed. Invented pages cannot.

The finance desk at Builders Boardroom turns that pack into a lender-ready note and flags the gaps before a site visit, so the visit and the application describe the same project.
